Real Estate sells fast in Santa Clara relative to most areas. Even if you take into consideration the recent downturn, one could easily make the argument that quality homes and locations always sell well and quickly.
In the current market that we are experiencing which has some flashes of 2005, this phenomenon is magnified as all homes regardless of condition are getting more attention as home inventory is low and buyers are serious. With the current level of demand, quality homes are getting even more attention and the number of offers are in the tens and bids are coming in significantly higher.
My current listing in Santa Clara’s Killarney Farms neighborhood is a good example of a well remodeled Santa Clara home in a good neighborhood with no other homes currently on the market. This past weekend’s open house saw over 200 visitors and many agents have requested disclosure packages and deadlines for offers.
